The first house was "open to everything": normal photos, round price "to try" and no documents ready. That attracts curious people and eternal bargaining.
The second one applied a simple system:
• Price with data: real comparables of the last quarter, not "what the neighbor asks".
• Distraction-free presentation: light, order and a clear history of the house (what it solves for whom).
• Prequalification: before showing, we confirm budget, timing and type of purchase (residence/second home).
• Documentation prepared: IBI, supplies, energy certificate and ready plans. In other words, zero scares.
Result: fewer visits, better conversations, quick decision.
If you're selling, ask yourself today:
1) Does my price respond to data or wishes?
2) Do the photos tell a story or do they just "show rooms"?
3) Am I filtering who sees the house or showing anyone?
4) Am I ready for a buyer to say "yes" without brakes?
