Almost one in four homes sold in Valencia city in the year to June 2026 went to a foreign national: 2,538 purchases out of 10,174, according to Spain's General Council of Notaries (reported 6 October 2026). The average asking price in the city is now €3,473/m², up 5.1% in a year, versus an 11.8% rise across Spain (Idealista, September 2026). So Valencia is more expensive than the Spanish average, but its prices are rising more slowly than most of the country.
How many homes do foreigners buy in Valencia?
Foreign buyers signed for 2,538 homes in the city between July 2025 and June 2026, almost 25% of all notarised sales (NoticiasCV, 6 October 2026). Italians lead with around 357 purchases, followed by the French (198), the Dutch (168), Germans (154) and Ukrainians (154). One detail matters if you are planning a move: around 80% of those foreign buyers already lived in Spain — a market of people who know the country, not remote purchases.
For you, that means two things: competition in popular areas is real, because good apartments sell fast; and the ecosystem is mature, with English-speaking lawyers, banks and agencies used to foreign clients.
What does a home in Valencia cost in 2026?
The average asking price in the city is €3,473/m², up 5.1% year on year and just 0.3% below July's all-time high of €3,485/m² (Idealista, 8 October 2026).
Two caveats worth knowing. First, that is an asking-price index: it reflects what sellers advertise, not what sales finally close at. Second, other reports measure different things: Tinsa's appraisal values for the Comunitat Valenciana rose 21.9% year on year in the third quarter, the fastest of any Spanish region, driven largely by the coast and the province (Tinsa, 30 September 2026). A few notes on each. L'Eixample — the grid around Gran Vía Marqués del Turia — is the classic choice: pre-war buildings, high ceilings, everything walkable, and a price to match. Ciutat Vella includes El Carmen, the old quarter: charming and central, Benimaclet, just north of the centre, saw the biggest jump in the city (+19.8%): village feel, metro stop, tapas bars. If your budget is tighter, Rascanya, Benicalap and L'Olivereta all sit below €3,000/m² and are well connected; Benicalap, next to the future Nuevo Mestalla stadium, is one to watch.
If you like the sea without city prices, the coastal towns north of Valencia — Moncofa, Nules and Chilches, in the province of Castellón, about 45 minutes by car — are where we also list homes at much lower prices per square metre.
In new-build, choice is minimal: only 189 new apartments were on sale in the city in the third quarter, at an average of €4,575/m² after a 23.5% annual jump (UPV Housing Observatory, October 2026). Nearly all the choice is in resale. And there is room to negotiate: asking prices have barely moved since May, and among the Valencia sellers who do cut their price, the average reduction is €22,037 (Idealista, reported 24 September 2026).
Is Valencia more expensive than the rest of Spain?
Yes: €3,473/m² in the city against a national average of €2,930/m² (Idealista, September 2026).
Are prices still rising?
Yes, but more slowly than Spain as a whole: +5.1% year on year in the city against +11.8% nationally, and just 0.3% below the July record.
Where do foreign buyers in Valencia come from?
Italians first (around 357 purchases in the year to June 2026), then the French, Dutch, Germans and Ukrainians.
What extra costs should I budget for?
On top of the purchase price, plan for transfer tax, notary, land registry and legal fees — they add a noticeable percentage. We calculate the full budget with you before you make an offer.
