COST AND TAXES WHEN  BUYING A PROPERTY IN VALENCIA

You must take into consideration that on any property purchase transaction  in Valencia to be on the safe side,  you need to add  some + -  15%  to the final purchase price that you pay to the vendor in order to cover all costs involved. 

 

This article consists in a straight forward guideline describing to you all  these taxes and expenses :

 

  • Transmission Tax or ITP ( Impuesto de Transmisiones Patrimoniales),  consists in the tax  the purchaser  pays to the  Administration when becoming the new owner equivalent to 10 % of the purchase price. 

 

  • When  buying a property you will probably use the services of real estate agent in  Valencia,  who will  select and show to you a number of properties that suit your budget, needs and expectations and who will guide and assist you throughout the whole purchase procedure until you hold the keys to your new home.  The professional fees of a real estate agent  in Valencia are equivalent to  3% plus VAT of the purchase price.

 

  • To ensure a peace of mind transaction you will probably hire the  legal services of an Abogado-  Lawyer. Professional fees of a legal expert in  property matters  are equivalent to 1% plus VAT of the purchase  price  approximately.

 

  • Last, to become the owner of a property you need to sign  together with the vendor in front of a Notary Public the deeds of sale purchase  and,   to register this document as the new owner at the local Land Registry;  these two procedures will amount  also some  1% of  the final purchase price.

 

These  are in essence  the costs involved in  any property purchase in Valencia.   Some other useful comments regarding the total costs :

The property if part of a community of owners,  ie:  a block of apartments or community of  individual family homes that share common  grounds or  and a  swimming pool and facilities with others,   have  some maintenance costs to attend ,  that you will share with the rest of the co-owners or  Comunidad de Propietarios of the same building or community.  

 

It  is good that you ask to the real estate agent how much these costs  amount annually and when are they paid , it is  normally every three months. 

 

You should also ask if there are any pending works programmed for the conservation or refurbishment of the building or the community,  and if so, again which is the outstanding bill  for the property that  you are interested in buying.

 

Last the local Town Hall  annually levies  a property tax know as IBI,  ( Impuesto de  Bienes  Inmuebles), you should also be informed of this cost.
