A second home on the Spanish coast now averages €2,223/m², after prices jumped 13.5% in a year (Accumin, Housing on the Coast 2026, reported October 2026). Around Valencia, appraisal values in the third quarter ranged from €1,376/m² in Castellón province to €1,938/m² in Alicante (Gesvalt, Q3 2026). In plain terms: the coast is getting expensive fast, and the stretch just north of Valencia is where your budget still goes a long way.
The coastal market is now driven by second-home demand, and it shows in the numbers. Accumin's report puts the average coastal price at €2,223/m² after a 13.5% annual rise, and calculates that buying on the coast now absorbs 40% of a household's disposable income, against 34% nationally. Why does that matter to you? Because coastal prices are set less and less by local wages and more by national and international buyers — the usual "is it affordable for locals?" logic does not govern this market.
Closer to home, Gesvalt's third-quarter report puts the Comunitat Valenciana at €1,769/m², up 12.9% in a year. A standard 90 m² home in the region now costs about €159,210 — €18,180 more than a year ago (Gesvalt via València Extra, October 2026).
| Province | Appraisal value €/m² | Change in a year |
|---|---|---|
| Alicante | 1,938 | +8.8% |
| Valencia | 1,807 | +14.7% |
| Castellón | 1,376 | +13.8% |
If you have been browsing Jávea or Altea, you have seen the top of the market. Asking prices in September 2026 averaged €4,166/m² in Jávea, €3,824 in Benidorm, €3,504 in Altea and €2,561 in Torrevieja (Idealista, September 2026). To put that in perspective: the best-known Costa Blanca towns run 40 to 80% more per square metre than the regional average.
North of Valencia, about 45 minutes up the coast in the province of Castellón, sits a string of small beach towns: Moncofa, Nules and Chilches. Asking prices in Moncofa averaged €2,202/m² in September 2026 — roughly half of Jávea (Fotocasa, September 2026). That same index shows Moncofa up 28.5% in a year, which tells you two things at once: the market has discovered this stretch, and it is still the cheapest serious beach option within an hour of the city. This is where we list several homes, and it is the first place we show clients whose budget does not stretch to the Costa Blanca names.
Less than a year ago. The number of homes for sale fell in the third quarter by 16% in Castellón and 5% in Alicante, against a 9% national drop (Idealista, October 2026). Fewer homes, faster decisions: when a well-priced apartment near the beach appears, it rarely waits.
